Kenilworth Inn Apartments, Asheville, N.C. - E. F. Howington Co. served as developer, sole general partner, general contractor, and property manager for this 93 unit, 22 acre historic adaptive reuse investment. Negotiated with major financial institution to utilize the sale of historic tax credits totaling $2.2 million. Developed conceptual plans to maximize economic return with relationship to income, capitalization costs, and tax credits. Construction costs totaling $8.4 million. Currently 95% leased, managed in house.
Wyndham Atlanta Downtown, Atlanta, GA – E. F. Howington Co. served as developer/partner, and construction manager of this 312 room Four Star hotel. Located property, negotiated contract with seller, hired architect and contractor, located the hotel partner/manager and conducted negotiations with Wyndham International to structure the deal. Obtained financing package with GMAC mortgage. Construction began 1998, completed 1999. Total construction and refurbishment costs $22,000,000.
Peachtree Walk Apartments, Midtown Atlanta, GA. – E. F. Howington Co. served as developer, managing partner, construction manager, and property manager for this 219 unit apartment building. Located property, negotiated contracts with seller and general contractor, selected architect, and managed all other financial and administrative functions. A fast track $18,000,000 construction schedule was implemented to allow delivery for 1996 Olympics. Construction began in 1995 and was completed May of 1996. The property operated as a hotel during the Olympics with major vendors such as IBM and Adidas as guests, and was subsequently converted to a fully leased apartment building.
Georgian Terrace Hotel, Atlanta, GA. – E. F. Howington Co. served as developer/sole general partner, and construction manager for this 20 story grand hotel. Located Japanese investor/partner, Sato Kogyo Co. Negotiated tri-party agreement with Sanwa Bank, Japan, DKB Bank, Japan, and Long Term Credit Bank of Japan. In 1996, E. F. Howington bought out Sato Kogyo and converted from luxury apartments to a 5 star hotel. Negotiated with new hotel partner/manager, Grand Heritage Hotels. Negotiated financing with Credit Suisse. Sold interest in 1998. Property purchased in 1990 for $4,375,000, with $32,850,000 construction costs. Renovation completed in 1992. Property 95% leased 12 months from completion.
Baltimore Row, Atlanta, GA. - E. F. Howington Co. served as developer, sole general partner, construction manager, and property manager. Purchased property in 1989 for $2,750,000 and completed $8,150,000 renovation in 1990 of this true multi-use project. Located property, negotiated with 4 different owners including the City of Atlanta and Metropolitan Atlanta Rapid Transit Authority for the acquisition, negotiated contracts with the general contractor and the architect. This property involved a complex addition to a historic property which required intensive negotiations with the City of Atlanta, Atlanta Landmarks Inc. Negotiated with Resolution Trust Corporation (RTC) for a substantial discount for payoff of the mortgage with California Savings and Loan.

Mr. Howington served as sole agent for the assemblage of 24+ acres in a northeast Atlanta subdivision by the Landmark’s Group. At the time it was the largest assemblage of its kind in Atlanta. This task included extensive negotiations with 22 landowners resulting in a total acquisition cost of $12 million. This property is presently known as The Concourse Office Park, an $800 million office/hotel/residential project.

EFH currently serves as Chief Financial Officer for a large real estate firm invested in 35 different real estate limited partnerships including shopping centers, triple net leases, and ground leases. He provides comprehensive financial planning and asset management, assisting in investment decisions and tax planning and filing.
Spanish Hills Golf and Country Club – In 1994-5, Mr. Howington served as consultant for Sato Kogyo International Ltd., a Japanese construction firm in Camarillo, Ventura County, California. He was hired to restructure the development company of the Spanish Hills Golf and Country Club which included hiring a new CEO and executive staff, renegotiating or terminating all major contracts, including Country Club of America, the general contractor, the existing developer, and all major vendors. Sato was required by their lender, DKB of Japan, to liquidate the Spanish Hills Country Club investment. The project was an exclusive country club with champion 18 hole golf course and surrounding 250+ luxury homes. Mr. Howington took over the project and was given orders to expeditiously liquidate and reduce losses of the development which totaled over $100 million. Today the project is a viable golf community, Spanish Hills Country Club.
Mr. Howington began his real estate career in the field of accounting preparing financial statements and tax returns for real estate related businesses, including a major real estate firm. He set up job costing systems for contractors building new homes and rehabilitating apartment buildings. He structured the partnerships and prepared both the financial statements and tax returns for numerous office building syndications.
Audit engagements have included auditing the Comprehensive Employment Training Act (CETA) for the State of Georgia as field manager and the CETA contract for the Indian Bureau of Affairs for the eastern region of the U.S.
EFH also served as audit manager of a major regional mortgage company, Scott Hudgins Mortgage. This included audits of financial statements and compliance with Federal Regulations.

Hobbies and Interests
Mr. Howington is an avid outdoorsman, who loves a challenge. His favorite activities include aviation, sailing, cycling, swimming and competing in marathons and triathlons. He has completed the grueling “Escape from Alcatraz” seven times. He also enjoys rock climbing and mountain climbing and has summated 6 of the world’s “7 Summits” the highest mountain on each continent. As a pilot, he enthusiastically provides Angel Flight transportation for the critically ill.
